While we often read about Paterson’s problems, it’s important to take note of Paterson’s progress. As Planning Board Chair, I see firsthand how our potential is becoming reality: a city to raise a family, build and expand a business, and set down roots.

That potential is evident in the development occurring in all wards. In the 1st Ward, we have approved the Vistas, a 156 unit market-rate residential development. Subsequent discussions between the state, county, and National Parks Service may result in Green Acres Open Space funding, enabling residential and mixed-use development while reducing the environmental impact.

In the 2nd Ward, there is an 8 unit townhouse development, with 5 two-family subdivisions, and a re-zoned 5 acre area on New Street for commercial development.

In the 3rd Ward, a brand new 7-Eleven (the city’s third) will revitalize the area of the defunct Gulf gas station.

In the 4th Ward, Sealy Mattress will undergo a 10,000 sq. ft. expansion and, in addition to the 70 unit Freedom Village senior housing complex, a 63 unit development was approved.

The remaining of the Armory in the 5th Ward will be considered for mixed-use development.

The 6th Ward will see increased commercial and residential development near St. Joseph’s.

Recently, we have approved new warehouse space, numerous expansions, new stores and businesses that will serve the residents such as laundromats and convenience stores, and new housing all over the City, including innovative urban housing models in the Great Falls Historic District, downtown, and for seniors. And soon the Planning Board will be conducting public hearings on several redevelopment studies, starting with the Central Business District and the 5th Ward.

These developments represent over $25 million of investment and broadens our tax base.  All residents can review the Planning Board’s work and Master Plan, available on the city’s website: www.patersonnj.gov.

Alexander Hamilton harnessed the energy of the Great Falls 225 years ago to power the industrial base upon which Paterson was built. Today, we are harnessing the new energy of innovation and investment to continue powering Paterson’s future. While we still struggle financially and with crime, Hamilton’s vision for Paterson as a self-sufficient city can be realized with continued growth, and Hamilton’s legacy will be one not just of our potential, but of our reality.

Al Abdelaziz
Chairman, Paterson Planning Board
