The Art Factory, a prominent creative center in Paterson that has fostered a dynamic community of artists, musicians, and creators, will be auctioned on Nov. 26 by Max Spann Real Estate & Auction Company in an auction ordered by the U.S. Bankruptcy Court.
Located at 60-70 Spruce Street, the Art Factory spans 230,000 square feet across 21 buildings in the Great Falls Industrial Park. Situated on 4.78 acres along Paterson Great Falls National Park, the property is 12 miles from New York City and minutes from Interstate 80. Originally built in the mid-1840s as the American Hemp Company, the site gradually transformed into a cultural hub and was most recently home to the Art Factory, featuring artist studios, workshops, event spaces, and performance venues.
Nicknamed “Hollywood East,” the campus has hosted major film and television productions, including The Irishman, West Side Story, and Doctor Strange, drawing attention for its versatile facilities and unique setting.
“A hub of the American industrial revolution, Paterson has long been a beacon of creativity and innovation,” said Max Spann Jr., president of Max Spann Real Estate & Auction Company. “We expect this auction to attract a diverse group of bidders considering all the possibilities the property offers. We’re excited to see how the next chapter of the Art Factory unfolds.”
The expansive site offers potential for varied uses, including catering operations, warehousing, workshops, offices, art and production studios, and schools.
